Payments and Dues
In 2026, annual dues were set to $1,500 per lot. The board feels this annual rate will cover operational expenses for the next several budget cycles.
Annual dues cover the period from January 1st, through December 31st.
Dues must be current to launch watercraft.
Pay your Bluewater HOA dues and fees online with a credit/debit or checking account information (MyLakeAccess link here and below). Note: credit cards are charged a 4% fee. ACH/e-Check is free.
At the end of 2025, the HOA migrated to a new billing platform. This will allow residents to see 2026 and beyond invoices and receipts in MyLakeAccess

What do your dues cover?

Bluewater is a unique community with an expansive common areas that the HOA maintains. This includes the lake water quality, fish stocking, community dock and gas pump, boat ramp, trails, culdesacs and entrance landscaping and lighting.
Trash:
HOA Dues cover weekly trash and bi-weekly recycling services.
Common Area Maintenance:
Common area mowing (30-ish mowings per year, others as needed)
Irrigation water for sprinklered area
Tree maintenance on common areas only. Trees on residential property is the responsibility of the resident (sidewalk area trees)
Boat ramp maintenance, including gate, access, boat doc for gas pump
Gas pump infrastructure, credit card system, pump, storage, inventory, insurance, etc.
Walking trails - regular maintenance and mowing
Streets - snow plowing, street sweeping, repairs and maintenance.
Landscape maintenance: softscapes plantings, trees, mulch, weeds, etc.
Lake water quality management: treating for phosphorus and algae blooms, regular biological monitoring
Fish stocking
Bluewater enjoys a low tax levy, relative to many of our neighboring communities. We do not have a SID to operate the grounds and common areas. The maintenance of our community is fully funded by our HOA dues.
