A small community works when people show up for each other; the workday, the potluck, the early-season cleanup, the days the lake is too high for wake sports.
Waterfowl, fish, native shoreline, and clean water are non-negotiable. We protect them so the lake stays a lake. Green grass vs. green water.
Wakeboarding, surfing, skiing, tubing, jet skis, sailing; the joy of speed and water within the limits that keep everyone safe.

Quiet mornings, calm evenings, no-wake hours. The lake belongs to fishermen and coffee drinkers as much as to surfers.
Multi-generational. The kids learning to swim today are the homeowners of 2055.

We surf, we ski, we slalom. We fish at dawn and again at dusk. We cruise on pontoons. We sit on the patio and let the water do the talking. The slalom fin sings on its second cut of the sunrise tour. The walleye comes off the dock at twilight. The kids learn to clean a crappie. Family Surf Fridays roll into tranquil Sundays.
Everyone here moved here for a reason, and the reasons differ. The community works because every legitimate use of the lake has a place, and because each of us is responsible for respecting the others. We share the water. The water repays us all.
That mutual respect is what protects what we moved here for, and what delivers the future we want for our families on this lake.
Every dock has a front-row seat.
On a lake this visible, everyone sees everything: the perfect first pull, the too-close pass, the boat that maybe, possibly, might have been speeding. What we do with what we see is the difference between a community and a comment section.
NEIGHBOR FIRST.
Most lake friction ends with a conversation, not a citation. The wake that rocked your dock was probably somebody's kid's first set. Walk over. Wave them in. Say hi before you say anything else.
PATTERN SECOND.
The board acts on patterns, not moments. One speeding moment or close surf run isn't a case; the same boat each time might be. Note it — dates, times, specifics — and let it accumulate or evaporate.
BOARD THIRD.
Genuine safety issues and genuine patterns belong with the board — through the contact form or the MyLakeAccess app, with specifics. Every report gets the same treatment: heard, weighed against the whole lake, answered.
SOCIAL MEDIA NEVER.
No dock dispute in history has been resolved by a Facebook thread. Screenshots aren't stewardship. If it matters, bring it to a person. If it doesn't rise to that, let the lake have it.
AND IF YOU'RE THE ONE MAKING THE WAKE —
Ride like the whole shoreline is watching, because it is. Know where the swimmers are. Give the anglers their morning. The dock you buzz belongs to a neighbor who votes on next year's rules. The surest way to keep this a full-throttle lake is to run it like people live here — because they do.
What you can hold your board to.
These principles guide every decision the Bluewater HOA Board makes — enforcement, spending, environment, recreation, and communication. When values and preference conflict, this is how we choose.
The board's credibility over time comes not from being right every time, but from being transparent every time.
No rule skips the gauntlet.
Before the board adopts any rule or policy, it runs this framework — in order, in writing. If a proposal can't clear a step, it doesn't advance. That's the deal, for every rule, every time.
01What problem are we actually solving?
Did something happen, or is this a hypothetical? One person's concern, or a pattern? Have we heard from both sides — the people who want the rule and the people it constrains?
02Does it fit who we say we are?
Tested against the values above — including the balance between wake sports and tranquility we've explicitly committed to. Would the homeowners of 2055 call it reasonable?
03Is it proportionate?
Are we solving for the 95% who behave well, or overcorrecting for the 5% who don't? Minimum intervention that addresses the actual harm.
04Can we enforce it?
A rule we can't back up consistently teaches people to ignore rules. Sometimes no rule beats a hollow one.
05Have we reached genuine consensus?
Every board member placed on a real scale — from "I champion this" to "I have to stand in the way." Disagreement surfaces early, not in the parking lot.
06How will we communicate it?
The "why" in plain language, the value it protects, and whether there's a grace period — before enforcement ever begins.
07When will we review it?
Every rule gets a review date — ideally after one full season — and a named owner to bring it back. Rules that aren't working get modified or retired.
And when the board has to make a real-time call — storms, safety, water quality — we'll tell you what we saw, what we weighed, what we decided, and what would change it. Honest mistakes, honestly owned, beat defensiveness every time.
